About the Role
The Maintenance Tech III is responsible for maintaining guestrooms, public and back‑of‑house areas, repairing boilers, plumbing, pumps, exhaust fans, and HVAC systems, completing work orders, inspecting and testing equipment, dismantling defective machines, installing new components, and performing electrical repairs on transformers, wiring, and machinery. Additional duties include repairing the building structure, operating machine tools such as grinders and drills, providing customer service to team members, owners and guests, responding to calls, conducting building rounds, keeping accurate records, and maintaining pools, spas and water features while using Microsoft Office and property‑specific software. • Maintain guestrooms, public areas, and back‑of‑house facilities. • Repair boilers, plumbing, pumps, exhaust fans, and HVAC systems, including refrigerant work. • Complete work orders, inspect and test machinery, dismantle defective equipment and install new components. • Install and repair electrical apparatuses such as transformers and wiring. • Repair building structures and operate machine tools (grinders, drills) for fabricating parts. • Provide customer service to team members, owners, and guests; respond to calls and questions. • Perform building rounds, maintain accurate records, and document maintenance activities. • Clean, maintain, and chemically balance pools, spas, and water features.

What You Bring
The position is full‑time with variable shifts, including weekends and holidays, and requires a high school diploma or equivalent, proven facilities‑maintenance experience, EPA certification, a valid driver’s license, and the physical ability to climb ladders up to 40 feet, lift or push up to 100 lbs, and perform other manual tasks. • Use Microsoft Office and property‑specific computer platforms. • High school diploma or equivalent with proven facilities‑maintenance experience. • EPA certification required; HVAC trade school certification preferred. • Valid driver’s license and ability to climb ladders up to 40 feet, lift/push/pull up to 100 lbs. • Effective verbal and written communication in English.
