About the Role
The Maintenance Technician supports property maintenance—including corrective, preventative, routine, emergency, and cosmetic tasks—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks. • Conduct swimming‑pool cleaning and maintain accurate chemical logs. • Inspect grounds and building features daily to identify and correct hazards. • Maintain the preventative‑maintenance program to extend property life and reduce repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Assist with scheduling and execution of turn‑over events and unit inspections. • Track service requests, EPA/OSHA compliance, make‑ready status, and inventory accurately. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency coverage and report violations to supervisors.

What You Bring
• Possess a high school diploma or equivalent and basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Ability to lift and move objects over 100 lb, climb ladders, work in confined spaces, and operate power tools. • Must have reliable transportation for emergency on‑call duties.
