About the Role
The Maintenance Technician supports the property’s upkeep by performing corrective, preventative, routine, emergency and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities include responding to resident and management work orders, assisting with unit turn‑around, maintaining the swimming pool, inspecting grounds for hazards, and keeping the maintenance shop organized and stocked. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency and cosmetic maintenance tasks. • Assist with scheduling and execution of unit turn‑around (make‑ready) events. • Maintain and clean the swimming pool, recording accurate chemical logs. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Follow and enforce Asset Living policies, Fair Housing laws and OSHA safety standards. • Keep the maintenance shop organized, stocked, and compliant with safety guidelines. • Track inventory of equipment and supplies, and maintain detailed service records. • Participate in on‑call emergency response and after‑hours duties as needed. • Deliver excellent customer service and ensure consistent communication with residents. • Support the Maintenance Supervisor with hazard‑communication programs and safe work practices. • Uphold reliable transportation to attend emergency calls and travel between sites. • Meet physical demands such as lifting 100 + lb objects, climbing ladders, and working in confined spaces.
