About the Role

The Maintenance Technician supports daily property upkeep, handling corrective, preventative, routine, emergency, and cosmetic maintenance, and assists with the make‑ready process under the guidance of the Maintenance Supervisor and Community Manager. • Attend the property daily and respond promptly to resident and management work orders. • Perform routine, preventative, corrective, emergency, and cosmetic maintenance on common areas, buildings, and units. • Execute make‑ready tasks and assist with turn‑event scheduling and completion. • Maintain swimming pool cleanliness, conduct chemical testing, and log results accurately. • Inspect grounds and facilities daily to identify and remediate hazards or liability concerns. • Uphold the preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Support the hazard communications program and promote safe work practices. • Record service requests, EPA/OSHA compliance, maintenance activities, and make‑ready status. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and report rule violations to supervisors. • Use equipment, supplies, and property resources efficiently. • Perform general upkeep of office, common areas, and model unit as needed. • Follow Fair Housing laws and basic computer functions for on‑site software. • Maintain reliable transportation for emergency on‑call responsibilities.
