About the Role
The Community Manager is accountable for the full‑scope operations of an assigned housing community, reporting to the Regional Manager. Key duties include managing personnel, leasing, maintenance, financial performance, administration, and risk management while ensuring compliance with company policies, safety standards, and fair‑housing regulations. As the on‑site leader, the manager supervises staff, resolves resident issues, oversees budgeting and reporting, and leads emergency response efforts. • Supervise on‑site staff, handling hiring, training, coaching, performance issues, and schedule creation. • Ensure staff adherence to Asset Living policies, safety, and fair‑housing guidelines. • Drive net operating income by controlling costs, optimizing revenue, and implementing leasing strategies. • Develop and manage annual operating budgets, forecasts, and financial reporting. • Oversee rent collection, deposit reconciliation, and vendor invoice processing. • Create and execute yearly marketing plans to achieve occupancy targets. • Manage resident relations, address complaints, and implement retention programs. • Conduct property tours, show units, and coordinate move‑ins for prospective residents. • Maintain accurate administrative and leasing reports; lead emergency response team. • Ensure timely maintenance, property inspections, and quality control of repairs and renovations. • Plan and source supplies, vendors, and contractors economically while monitoring service quality. • Apply Fair Housing and OSHA knowledge; operate on‑site software and basic computer tasks. • Meet physical demands of standing, lifting up to 25 lb, climbing ladders, and responding to emergencies, including on‑call availability with reliable transportation.
