About the Role
The Lead Maintenance Technician – Lease Up role is a full‑time position that oversees the safety, comfort, and functionality of apartment properties. The technician leads a team, solves complex maintenance challenges, and ensures residents enjoy a high‑quality living environment. Key duties include diagnosing and repairing a wide range of systems such as HVAC, electrical, plumbing, appliances and structural components, managing work orders, preparing vacant units for occupancy, and conducting preventative maintenance. The role also involves daily inspections, supervising junior technicians, and maintaining strict safety standards, including hot‑work procedures. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, masonry, painting, water features, and waste management. • Create, organize, and complete work orders and repairs following company standards and timelines. • Prepare vacant apartments and garages for occupancy, including cleaning, carpet cleaning, appliance repair, caulking, painting, and other turnkey tasks. • Train, mentor, and supervise Maintenance Technicians I and II on projects and daily work. • Conduct preventative maintenance on apartments and community assets. • Perform daily inspections of grounds and buildings to identify maintenance needs. • Maintain an incident‑free safety culture by adhering to AVB safety policies and procedures. • Execute hot‑work tasks such as brazing, soldering, and welding in compliance with AVB standards. • Participate in a monthly on‑call rotation with the maintenance team. • Communicate effectively with associates and residents to provide customer service. • Read and follow key company policies, including Key Control, Turnover, and Emergency procedures. • Identify and safely handle cleaning chemicals, understand SDS information, and apply proper chemical usage.

What You Bring
Candidates must have at least three years of hands‑on maintenance experience, a valid driver’s license, and knowledge of HVAC, plumbing, electrical and general repairs. Additional requirements include the ability to work an on‑call rotation, strong communication skills, familiarity with company policies, and proper use of personal protective equipment. • Possess at least three years of maintenance experience covering HVAC, plumbing, electrical, and general repairs. • Hold a valid driver’s license. • Have HVAC (CFC) certification or willingness to obtain it. • Use personal protective equipment correctly. • Understand basic emergency system shutoffs and sequences of operation. • Demonstrate knowledge of paint types and application tools.
