About the Role

In this role you will mentor and train service team members while overseeing all maintenance aspects of the community. You will work closely with the Community Director to achieve financial performance goals and increase asset value, bringing a detail‑oriented, trustworthy, and customer‑focused approach to interactions with residents, associates and vendors. The manager is responsible for ensuring accurate payroll, handling overtime, addressing staff issues, and conducting performance evaluations. You will coordinate make‑ready preparations, service requests, system repairs, pool maintenance, grounds upkeep, property improvements, inventory management, and vendor relationships, while participating in an on‑call rotation and using a personal vehicle as needed. • Ensure accurate, timely payroll for maintenance and housekeeping staff; manage overtime except emergencies. • Address staff issues promptly and communicate performance evaluations to Area/Regional Director. • Assist with interviewing, recruiting, mentoring, and developing maintenance and housekeeping associates. • Prepare and supervise apartments for occupancy, including painting, drywall repair, trash removal, and mechanical, plumbing, and electrical repairs. • Perform and assign resident service requests daily, ensuring timely completion. • Oversee repairs of electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, and other building systems. • Supervise carpentry, drywall, and interior/exterior painting projects. • Clean and supervise pools, monitor chemical balance, and maintain required logs. • Conduct pre‑move‑out inspections with Community Director and schedule make‑readies and service requests with staff and vendors. • Manage daily grounds maintenance, including trash removal, pet waste stations, and walkway sweeping. • Complete property improvements and preventive maintenance tasks according to schedule. • Maintain documentation of replacements, purchases, and warranty information. • Prioritize daily service responsibilities for maintenance and housekeeping staff and assist as needed. • Manage vendor relationships to secure optimal pricing, quality, and service. • Reorder inventory supplies within budget parameters. • Participate in on‑call rotation as scheduled. • Use personal vehicle to respond to service requests and transport supplies. • Complete tasks safely and efficiently in a fast‑paced environment.

What You Bring

Candidates must have at least two years of maintenance experience, preferably with prior supervisory experience and strong mechanical aptitude. The position requires physical ability to lift up to 80 pounds, work in all weather conditions, and possess knowledge of electrical, plumbing, carpentry, HVAC, and related systems; certifications such as HVAC, CPO, EPA, CAMT are desired. • Minimum 2 years of maintenance experience; prior management experience preferred. • Advanced mechanical aptitude with knowledge of electrical, plumbing, carpentry, pool, appliance, irrigation, and HVAC systems. • Ability to lift/carry up to 80 lb, climb ladders and multiple flights of stairs, and push/pull up to 200 lb with an appliance dolly. • Capability to work outdoors in all weather conditions and remain on feet for entire shift. • Desired certifications: HVAC, CPO, EPA, CAMT, or industry designations. • Strong communication skills in person, phone, email, and text. • Proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook); Yardi and Paycom experience preferred. • Reliable attendance, professional appearance, and adherence to dress code/uniform. • Ability to work independently or collaboratively; flexibility to work outside normal hours or at other Weidner properties. • Valid driver’s license, personal vehicle, and insurance; must pass background check and voluntary drug testing.
