About the Role

The Maintenance Technician supports all maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the site daily and be on‑site as required. • Respond promptly to resident and management requests and work orders for common areas, buildings, and units. • Complete all necessary repairs and replacements in common areas and units. • Schedule and perform maintenance and repair turn events. • Clean the exterior of the community daily, including grounds, breezeways, and common areas. • Maintain swimming pools, cleaning them and keeping accurate chemical logs. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Execute a preventative maintenance program to extend property life and reduce future repairs. • Follow Asset Living’s key policies and procedures. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections as needed. • Monitor equipment and supply inventory at the request of the supervisor. • Maintain accurate records for service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Assist with general upkeep, maintenance, and cleaning of offices, common areas, and model units. • Report any violations of community rules to the supervisor or community manager. • Participate in on‑call emergency response at the community. • Use property resources, equipment, and supplies efficiently. • Deliver excellent customer service and monitor request turnaround times. • Maintain consistent resident interactions on all matters. • Enforce community policies as delegated by the immediate supervisor.

What You Bring

A high school diploma or equivalent is required, along with basic computer skills and a working knowledge of Fair Housing Laws and OSHA requirements. The role demands regular physical activity such as climbing ladders, lifting objects over 100 lb., working in confined or elevated spaces, and operating machinery and power tools. Employees must be able to work overtime, weekends, and night hours for on‑call emergencies and have reliable transportation for emergency response.
