About the Role
The Community Manager oversees all operations of an assigned housing community under the Regional Manager, managing personnel, leasing, maintenance, financials, administration, and risk to ensure compliance with company policies and regulatory guidelines. In personnel management, the manager maintains daily on‑site attendance, screens, hires, trains, and coaches staff, creates work schedules, addresses performance issues, and promotes a harmonious, high‑performing team environment. Financial duties include developing annual budgets and forecasts, driving net operating income through cost control and revenue growth, reconciling rent collections and vendor invoices, and delivering accurate financial close‑out reports. Strategic leasing responsibilities involve crafting yearly marketing plans, guiding staff through effective leasing techniques, handling resident complaints, implementing retention programs, and ensuring timely lease execution and documentation. Administrative and maintenance oversight requires accurate reporting, leading the property’s emergency response team, monitoring service request turnaround, conducting regular property inspections, and managing vendor relationships to ensure quality and timely repairs. • Supervise on‑site staff, handle hiring, training, coaching, and performance issues. • Develop and manage annual operating budgets, forecasts, and achieve net operating income targets. • Create and execute yearly marketing and leasing plans, conduct showings, and oversee lease sign‑offs. • Resolve resident complaints, implement retention programs, and maintain high resident satisfaction. • Lead emergency response team, oversee maintenance requests, property inspections, and vendor coordination. • Ensure compliance with Asset Living policies, fair housing, OSHA, and liability standards.

What You Bring
Education and experience requirements call for a high school diploma or equivalent, with a bachelor’s degree preferred, 1‑4 years of housing industry experience, and preferably CAM or ARM certification, alongside basic computer and fair‑housing knowledge. Physical demands include standing or sitting for extended periods, lifting up to 25 lb, navigating ladders and confined spaces, working varied hours including on‑call emergencies, and exposure to diverse environmental conditions. • Required: High school diploma (Bachelor’s preferred), 1‑4 years housing industry experience, CAM/ARM certification preferred. • Proficient with on‑site software and basic computer skills; knowledge of Fair Housing Laws and OSHA. • Physical ability to lift/move up to 25 lb, navigate ladders, confined spaces, and work varied hours including on‑call emergencies.
