About the Role
The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial performance, leasing, maintenance, staff and risk management for a housing community, stepping in as the onsite leader in the manager’s absence. This role ensures compliance with company policies, safety and fair‑housing regulations while optimizing cash flow. • Accurately post resident payments, charges, utility bill‑backs and move‑out fees; reconcile daily accounts receivable. • Monitor and pursue bad debt, issue notices, contact guarantors and coordinate evictions. • Support property budget goals and complete end‑of‑month financial closings and reporting. • Maintain organized resident files and audit records for accuracy. • Attend the site daily, supervising staff attendance and performance. • Recruit, hire, train, coach and develop onsite personnel per company standards. • Enforce compliance with company policies, safety and Fair Housing regulations. • Oversee leasing: show units, process applications, sign leases and maintain documentation. • Execute marketing strategies and track results according to the annual plan. • Address resident complaints and requests to ensure satisfaction. • Create resident retention initiatives such as events, promotions and newsletters. • Manage customer service requests and monitor maintenance response times. • Conduct regular property inspections to uphold appearance and timely repairs. • Obtain vendor bids, manage supplies and control operational expenses. • Meet physical job demands: stand/sit for long periods, lift up to 25 lb, climb ladders, work overtime and in varied conditions.

What You Bring
• Required education: high school diploma; bachelor’s degree or housing industry experience preferred. • Possess basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.

Benefits
Compensation is $18 per hour with a total‑rewards package that includes medical, dental, vision, life, disability insurance, 401(k) matching, performance bonuses, paid sick days and holidays.
