About the Role
The Community Manager oversees all on‑site operations of a housing community under the Regional Manager’s supervision. Responsibilities include personnel, leasing, maintenance, financial, administrative and risk management, ensuring compliance with Asset Living policies, safety standards and fair‑housing guidelines. • Recruit, hire, train, and coach on‑site staff; manage schedules and performance issues. • Conduct weekly/daily staffing assignments and ensure policy compliance. • Maximize net operating income through cost control, revenue growth, and budgeting. • Develop and monitor annual operating budgets and financial forecasts. • Oversee rent collection, deposit reconciliation, and vendor invoice processing. • Prepare timely property closeout and ownership financial reports. • Create annual marketing plans and execute effective leasing strategies. • Resolve resident complaints, implement retention programs, and manage lease documentation. • Show, lease, and move‑in prospective residents efficiently. • Ensure accurate administrative and leasing reporting on schedule. • Lead emergency response team and coordinate property emergency handling. • Monitor maintenance service requests and maintain property appearance through inspections. • Manage vendor relationships, obtain bids, and control supplies and equipment costs. • Supervise maintenance, construction, and rehabilitation projects to ensure quality and timeliness.

What You Bring
• Require High School Diploma; Bachelor’s preferred; 1–2 years housing industry experience; CAM or ARM certification preferred. • Proficient with on‑site software and basic computer skills; knowledge of Fair Housing and OSHA. • Must communicate regularly, stand/sit for long periods, lift up to 25 lb, ascend ladders, and work overtime, weekends, and nights as needed. • Reliable transportation required for on‑call emergencies.

Benefits
The position offers a salary range of $65,000‑$70,000 plus a comprehensive total‑rewards package that includes medical, dental, vision, life and disability insurance, 401(k) matching, paid sick days, holidays, and performance‑based commissions or bonuses.
