About the Role

The Maintenance Technician supports the property’s maintenance processes, handling corrective, preventative, routine, emergency, and cosmetic work under the supervision of the Maintenance Supervisor and Community Manager. The role includes responsibilities for the make‑ready process, ensuring repairs and replacements in common areas and units align with operational objectives. • Attend the site daily and be available for on‑call emergencies. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs and replacements as needed in community areas and units. • Assist with scheduling and execution of maintenance/repair turn events. • Maintain cleanliness of exterior grounds, breezeways, and common areas. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and buildings daily to identify and correct hazards. • Execute a preventative maintenance program to extend property life. • Follow Asset Living policies and adhere to OSHA safety standards. • Keep the maintenance shop organized, stocked, and compliant with safety regulations. • Support hazard communications and promote safe work practices. • Participate in unit inspections and monitor equipment and supply inventory. • Maintain accurate records of service requests, EPA/OSHA compliance, and make‑ready status. • Assist with upkeep and cleaning of office, common areas, and model unit. • Report any violations of community rules to the supervisor or manager. • Provide excellent customer service and monitor request turnaround times. • Ensure consistent and professional interactions with residents. • Enforce delegated community policies. • Utilize on‑site software and understand Fair Housing and OSHA regulations. • Lift, move, and adjust objects weighing 100+ lb and perform tasks in confined spaces. • Work overtime, weekends, and night hours as required for emergencies. • Maintain reliable transportation for emergency on‑call duties.
