About the Role
The technician will address a wide variety of maintenance requests, diagnosing issues and performing repairs across systems such as HVAC, electrical, plumbing, appliances, carpentry, and more. Work includes completing service requests promptly, preparing vacant units for new residents, and conducting preventative maintenance and painting projects. Safety is a priority, with adherence to AvalonBay policies, incident‑free culture, and proper execution of hot‑work tasks. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, masonry, painting, water features, and waste management. • Complete service requests promptly and ensure vacant apartments are rent‑ready. • Perform preventive maintenance, interior/exterior painting, and turnkey projects. • Follow safety policies, maintain an incident‑free environment, and conduct hot‑work tasks according to standards.

What You Bring
Candidates should bring 2‑3 years of hands‑on maintenance experience, including HVAC, plumbing, electrical, and general repairs, and hold a valid driver’s license. The role requires participation in a monthly on‑call rotation, effective communication with residents and team members, and the ability to follow detailed policies, hazard‑communication guidelines, and proper use of personal protective equipment. Familiarity with emergency system shut‑offs, paint types, and chemical handling is also essential. • 2–3 years of maintenance experience with HVAC, plumbing, electrical, and general repairs. • Valid driver’s license and availability for a monthly on‑call rotation. • Strong communication skills for interacting with residents and associates. • Knowledge of company policies, hazard communication, PPE usage, and emergency system procedures.
