About the Role
The Maintenance Technician supports all maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units • Perform corrective, preventative, routine, emergency, and cosmetic repairs, including pool maintenance with accurate chemical logs • Assist with unit turn (make‑ready) scheduling, execution, and cleanup of exterior grounds, breezeways, and common areas • Conduct daily inspections of grounds and structures to identify and correct hazardous conditions • Maintain the preventative‑maintenance program and ensure compliance with Asset Living policies, OSHA, and EPA standards • Keep the maintenance shop organized, stocked, and adhere to safety guidelines; monitor inventory of equipment and supplies • Record service requests, maintenance activities, make‑ready status, and compliance documentation accurately • Provide excellent customer service, monitor request turnaround, and enforce community policies consistently • Participate in on‑call emergency response and support the Maintenance Supervisor and Community Manager as needed • Follow safe work practices, teach hazard‑communication protocols, and promote a safety‑first environment • Meet physical demands: climb ladders, lift 100+ lb objects, work in confined spaces, and operate power tools and vehicles
