About the Role
The Assistant Community Manager supports the Community Manager by overseeing daily operations and financial functions of a housing community. Responsibilities include rent collection, cash‑flow optimization, personnel supervision, leasing, maintenance, administration, and risk management, especially in the Community Manager’s absence. • Post all payments and income from applicants, residents, and non‑residents accurately and timely. • Process and reconcile daily account receivables. • Monitor bad debt, issue late notices, contact residents/guarantors, and file evictions. • Help the property meet budgeted revenue, expenses, and Net Operating Income targets. • Post charges to resident and non‑resident accounts, including utility bill‑backs. • Complete end‑of‑month closing procedures and generate reports. • Maintain organized records and audit resident files for accuracy. • Conduct unit walk‑throughs to post move‑out charges, statements, and security deposit refunds. • Attend on‑site daily and manage staff attendance. • Screen, hire, train, coach, and develop on‑site staff using consistent company techniques. • Provide ongoing training, counseling, and compliance monitoring to ensure staff effectiveness. • Promote staff harmony and high performance through supportive leadership. • Ensure staff adherence to company policies and procedures. • Oversee effective leasing techniques, from showings to lease signing and accurate reporting. • Implement marketing strategies outlined in the annual marketing plan. • Address resident complaints, concerns, and requests to maintain satisfaction. • Develop and execute resident retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request turnaround times. • Maintain property appearance and ensure timely repairs through regular inspections. • Assist in supervising all business functions related to operations. • Plan and use property resources, equipment, and supplies economically, including vendor bidding and issue resolution.

What You Bring
Candidates should have a high school diploma (Bachelor’s degree preferred) or relevant housing experience, basic computer skills, and knowledge of Fair Housing and OSHA requirements. The role demands physical stamina for standing, lifting up to 25 lb, climbing ladders, and working overtime, weekends, or in varied weather conditions.
