About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working with the Community Manager to handle service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident satisfaction. • Attend the property daily and respond to resident/management work orders. • Coordinate, schedule and track preventative maintenance and repairs for common areas and units. • Inspect grounds and buildings to identify and correct hazardous conditions. • Manage maintenance supply inventory within budget guidelines. • Maintain OSHA‑compliant safety and hazard‑communication programs. • Keep accurate records of service requests, EPA/OSHA standards, make‑ready status and work progress. • Supervise, train and schedule maintenance staff; provide daily performance feedback. • Conduct staff performance evaluations in partnership with the Community Manager. • Deliver excellent customer service and monitor request turnaround times. • Enforce community policies and represent the property positively to residents and the public. • Perform physical tasks such as lifting over 100 lb, navigating stairs, confined spaces, and working overtime/on‑call emergencies. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
• Hold a high school diploma or equivalent; require EPA & CPO certification (HVAC preferred). • Possess basic computer skills and knowledge of Fair Housing and OSHA regulations.
