About the Role
The Maintenance Supervisor is responsible for all maintenance operations of a community, partnering with the Community Manager to oversee staff and vendors, manage service requests, preventative maintenance, safety compliance, and deliver excellent customer service. This role requires daily onsite presence, coordination of repairs, inventory control, record‑keeping, and participation in on‑call emergencies. • Coordinate and respond to resident and management work orders daily. • Inspect grounds, buildings, and community features to identify and correct hazards. • Maintain and order maintenance supplies within budget guidelines. • Implement a preventative maintenance program to extend property lifespan. • Keep the maintenance shop organized, stocked, and compliant with OSHA standards. • Maintain hazard communication programs and promote safe work practices. • Document service requests, EPA/OSHA compliance, preventative tasks, and make‑ready status. • Participate in on‑call emergency response and assist with office and common area upkeep. • Supervise, train, and schedule maintenance staff; monitor daily work progress. • Provide performance feedback to the Community Manager and ensure staff training meets Asset benchmarks. • Foster a supportive work environment to promote quality job performance. • Deliver excellent customer service and monitor service request turnaround times. • Represent the community positively to achieve property objectives and public recognition. • Enforce community policies consistently with resident interactions. • Maintain reliable transportation for emergency on‑call requirements.

What You Bring
• Require High School Diploma or equivalent; EPA & CPO certification mandatory, HVAC desired. • Possess basic computer skills and knowledge of Fair Housing and OSHA regulations. • Physical ability to lift and move objects over 100 lb, work in confined spaces, climb ladders, and operate power tools. • Availability for overtime, weekends, and night‑time on‑call emergencies.

Benefits
