Job Highlights
About the Role
You will troubleshoot and repair HVAC, plumbing, electrical, and appliance issues, perform minor carpentry, drywall, and painting work, and assist with make‑ready units. You will respond to resident service requests, manage lock re‑keying, conduct routine inspections, maintain pool chemistry and safety, and keep common areas clean. Additional duties include landscaping upkeep, inventory monitoring, documentation of work orders, participation in on‑call rotation, and collaboration with property management to enhance resident satisfaction. • Troubleshoot and repair HVAC, plumbing, electrical, and appliance systems. • Perform minor carpentry, drywall, and painting tasks. • Complete make‑ready unit preparations per Z Modular standards. • Respond promptly to resident service and maintenance requests. • Re‑key locks and cut keys as needed. • Conduct routine inspections and preventive maintenance of equipment and vacant units. • Maintain pool area chemistry and ensure safety compliance. • Keep common areas, sidewalks, and amenities clean; power‑wash surfaces. • Perform landscaping upkeep, including rock raking and weed removal. • Monitor and manage inventory of tools, supplies, and materials. • Document service requests, maintenance activities, and material usage accurately. • Participate in on‑call rotation and respond to emergency maintenance calls. • Collaborate with property management to improve resident satisfaction and operational efficiency. • Apply safety protocols and identify/mitigate hazards throughout the property. • Provide courteous, service‑oriented communication with residents and team members.

What You Bring
The ideal candidate has 2–5 years of general maintenance experience, a high school diploma (or equivalent), and vocational training or certifications in HVAC, plumbing, or electrical. Preferred credentials include EPA Type II or Universal HVAC certification, Certified Pool Operator, and OSHA safety training. Strong problem‑solving, independent work ethic, basic computer proficiency, tool safety, and excellent communication and customer‑service skills are required, along with the ability to work in a team and authorization to work in the United States. • Possess 2–5 years of general maintenance experience. • Hold a high school diploma or equivalent; vocational training in HVAC, plumbing, or electrical preferred. • Obtain EPA Type II/Universal HVAC certification and Certified Pool Operator within 90 days if not already certified. • Complete OSHA safety training. • Demonstrate strong problem‑solving, independent work ability, and basic computer skills for work order tracking. • Use hand and power tools safely and effectively. • Authorized to work in the United States. • Meet physical ability requirements, including standing, lifting up to 50 lb, and working in varied weather conditions.
