About the Role

The Community Manager oversees all operations of a housing community under the Regional Manager, handling personnel, leasing, maintenance, finance, administration, and risk management. This on‑site leader ensures compliance with Asset Living policies, safety standards, fair housing guidelines, and liability concerns. • Supervise on‑site staff: hire, train, coach, schedule, and address performance issues. • Drive net operating income through cost control, budgeting, and leasing improvements. • Create and execute annual marketing and leasing plans to achieve occupancy targets. • Handle resident complaints, implement retention programs, and maintain high satisfaction. • Manage administrative tasks: rent collection, vendor invoice processing, and timely property closeout. • Lead emergency response team and coordinate property emergency handling to reduce liability. • Oversee maintenance, construction, and rehabilitation projects, ensuring quality and timeliness. • Ensure adherence to Fair Housing laws, OSHA requirements, and Asset Living policies. • Conduct regular property inspections and coordinate prompt repairs to maintain appearance. • Maintain reliable transportation for emergency on‑call responsibilities.

What You Bring

• Require high school diploma (Bachelor’s preferred) and relevant housing industry experience; CAM or ARM certification preferred. • Demonstrate proficiency with on‑site software and basic computer skills. • Fulfill physical demands including standing, lifting up to 25 lb, and accessing various property areas; available for overtime, weekends, and on‑call emergencies.

Benefits

• Compensation includes $37,000‑$40,000 base salary, performance bonuses, 401(k) match, medical/dental/vision insurance, life and disability coverage, paid sick days, and holidays.
