About the Role

The Maintenance Technician supports the property’s maintenance program—including corrective, preventive, routine, emergency, and cosmetic work—and assists with make‑ready processes under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic repairs, including swimming‑pool maintenance with accurate chemical logs. • Assist with scheduling and execution of turn‑over events and make‑ready processes. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazardous conditions. • Maintain the preventative‑maintenance program and keep the maintenance shop organized, stocked, and compliant with OSHA and EPA standards. • Support the hazard‑communication program, promote safe work practices, and participate in on‑call emergency coverage. • Provide excellent customer service, monitor service‑request turnaround, and enforce community policies consistently. • Record service requests, maintenance activities, make‑ready status, and compliance documentation accurately. • Monitor inventory of equipment and supplies and report violations of community rules. • Complete general upkeep of offices, common areas, and model units as needed. • Maintain reliable transportation for emergency on‑call duties.

What You Bring

• Hold a High School Diploma or equivalent and possess basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Ability to perform physically demanding tasks, including lifting 100+ lb objects, climbing ladders, working in confined spaces, and operating power tools and motor vehicles; available for overtime, weekends, and night on‑call emergencies.
