About the Role
The Maintenance Technician supports the property's maintenance processes, handling corrective, preventative, routine, emergency, and cosmetic tasks while overseeing make‑ready activities under the guidance of the Maintenance Supervisor and Community Manager. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including pool care and chemical log maintenance. • Assist with scheduling and execution of turn‑over events and make‑ready processes. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Maintain the preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Support the Maintenance Supervisor with hazard communication, inventory monitoring, and record‑keeping of service requests and EPA/OSHA compliance. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency coverage and report violations to management. • Perform physically demanding tasks, including lifting and moving objects over 100 lb, climbing ladders, working in confined spaces, and operating power tools and vehicles. • Maintain reliable personal transportation for on‑call emergencies.

What You Bring
The role requires reliable transportation for on‑call emergencies, the ability to perform physically demanding work such as lifting over 100 lb, climbing ladders, and operating power tools, and flexibility to work overtime, weekends, and night shifts. • Hold a High School Diploma or equivalent and possess basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Work overtime, weekends, nights, and on‑call emergencies; tolerate outdoor weather and hazardous chemicals.

Benefits
