About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, collaborating with the Community Manager to manage staff, vendors, service requests, preventative maintenance, safety compliance, and resident satisfaction. • Attend the property daily and respond promptly to resident and management work orders. • Coordinate, schedule, and complete repairs and replacements for common areas and units. • Inspect grounds and buildings each day to identify and correct hazardous conditions. • Manage maintenance supply inventory within budget and maintain an organized, OSHA‑compliant shop. • Implement and track a preventative maintenance program to extend asset life and reduce repairs. • Lead on‑call emergency response and ensure timely resolution of urgent issues. • Supervise, train, schedule, and evaluate maintenance staff, providing coaching and performance feedback. • Monitor staff work progress daily, offering assistance and instruction as needed. • Deliver excellent customer service, tracking service request turnaround and maintaining consistent resident interactions. • Promote a positive community image and enforce property policies delegated by the supervisor.
