About the Role
Superintendent leads, executes and monitors initiatives to ensure the efficient operation and maintenance of mechanical, electrical, plumbing, elevator, and energy management control systems within the assigned portfolio. The role also provides mentoring and coaching to multiple tradespeople to develop a highly effective workforce for the client. The Superintendent collaborates with the Director of Engineering and Property Management teams to manage facility maintenance, oversee building systems, ensure compliance with codes and safety standards, and contribute to budgeting and capital planning. • Manage all facility maintenance operations and initiatives for assigned building portfolio. • Assist Director of Engineering and Senior Property Manager in scoping and bidding engineering services or CAPEX projects. • Provide constructive feedback to engineers, architects, and contractors on MEP design, hazards, access, maintenance, and efficiency for tenant improvements and new construction. • Oversee operation and maintenance of building systems—including HVAC, water treatment, electrical, lighting, plumbing, elevators, and energy management—to ensure first‑class condition. • Conduct inspections and audits to verify compliance with service programs, preventative maintenance, safety, hazardous materials, OSHA, water treatment, and record‑keeping. • Ensure code‑required testing and maintenance of building systems, including NFPA 92, ASHRAE 188, ACM O&M, and Arc Flash policies. • Maintain comprehensive documentation such as operation manuals, blueprints, safety training records, and material safety data sheets. • Inspect MEP equipment and work areas regularly to ensure housekeeping and safe conditions. • Provide MEP and energy‑management input for annual budgets and five‑year capital plans. • Monitor contracted maintenance and repair activities for compliance with building policies and standards. • Recommend plans to improve operating or energy efficiency using asset energy‑tracking software. • Review emergency operational procedures, including OSHA protocols, equipment changeover, and power outages with staff. • Review daily control center logs and coordinate necessary action plans.

Competitive compensation ranges from $44.20 to $52.00 per hour, varies by location, experience, and collective bargaining status, and will not be below minimum wage.
