About the Role

The Property Manager supervises and coordinates the daily operations of the apartment community, covering general administration, leasing, occupancy, property maintenance, and staff management. The role is responsible for preserving physical assets and driving the highest possible net operating income without compromising appearance or service quality. It also monitors regulatory compliance and ensures all associates understand company policies. A communication system is established between property associates and the corporate office, and performance evaluations are conducted for supervised staff. The manager ensures the highest level of professionalism among associates and responds to emergency situations, contacting regional managers or appropriate agencies when needed. In some cases, the manager may also perform assistant property manager duties such as preparing service requests and following up with residents. The manager supports the on‑site property‑management software, trains new and existing associates, and oversees accurate time‑keeping and data entry. Responsibilities include preparing purchase orders, approving expenditures within budgetary limits, reviewing vendor contracts, and assisting with the annual operating budget and variance reports. Marketing duties involve developing and implementing a property‑specific marketing plan based on competitive analysis, coordinating advertising and promotional activities, and adhering to affirmative marketing procedures. The manager meets prospective residents, assesses their housing needs, shows vacant and model units, quotes rental rates, and follows up to secure leases. The manager collects application fees, security deposits, and rent, verifies payments, deposits rent daily, and forwards information to the corporate office. Delinquent rent is addressed through collection or eviction procedures as necessary. Move‑in and move‑out inspections are conducted to assess unit condition, charge residents for damages or unpaid fees, and prepare related documentation for the corporate office. What You Bring

A working knowledge of maintenance programs, capital improvement projects, and preventive maintenance is required to ensure efficient operation of systems and timely resident service. The manager coordinates with the engineering department on major maintenance issues and ensures compliance with housing quality standards. The position requires a high school diploma or GED, with an associate or bachelor’s degree in general studies preferred, and 3‑4 years of supervisory property‑management experience. Preferred certifications include ARM, CPM, CAM, or IREM. Required skills are fair housing knowledge, Microsoft Office, and leadership; preferred skills include affordable‑housing programs, One‑Site, landlord/tenant knowledge, and LRO. Up to 10 % travel may be required. • Require high school diploma/GED; associate or bachelor's degree preferred; 3‑4 years supervisory/property management experience. • Preferred certifications: ARM, CPM, CAM, IREM. • Required skills: fair housing laws, Microsoft Office, leadership; preferred: affordable housing programs, One‑Site, landlord/tenant knowledge, LRO. • Up to 10% travel required.
