About the Role
The Project Leader will manage each project from conceptual stage through final completion, coordinating site‑visit meetings, documenting existing conditions, producing quantity takeoffs, and generating detailed estimates using estimating software. Responsibilities include preparing bid packages, conducting pre‑bid meetings, maintaining submittal logs, developing detailed construction schedules, supervising on‑site subcontractors, and delivering complete close‑out documentation such as as‑built drawings, permits, warranties, and O&M manuals. • Manage full project lifecycle from concept to completion for multiple renovation/upgrade projects. • Develop scope of work, perform quantity takeoffs, and create detailed line‑item estimates using estimating software. • Coordinate site visits, document conditions, and conduct pre‑bid meetings with subcontractors. • Prepare bid packages, negotiate pricing, and maintain submittal logs and construction schedules. • Supervise on‑site subcontractors and ensure timely project close‑out documentation.

What You Bring
Candidates must possess a B.S. (highly preferred) or Associate degree in construction or engineering, and at least ten years of experience with a commercial or industrial general contractor managing multi‑trade renovation projects. Prior JOC experience, familiarity with RS Means or other unit‑price books, and proficiency in MS Project, Word, Excel, and estimating/scheduling software are preferred. Strong knowledge of construction means and methods, the ability to read engineering drawings, and excellent oral and written communication skills are required. • Hold a B.S. or Associate degree in construction/engineering; minimum 10 years in commercial/industrial construction. • Experience with JOC, RS Means line‑item pricing, MS Project, and performance‑based construction preferred. • Demonstrate strong communication, negotiation, and team collaboration skills; pass drug screen and maintain good driving record.
