About the Role

In this position the Lead Maintenance Technician ensures safety, comfort, and functionality across properties, diagnosing issues and completing repairs promptly to maintain the physical condition of the community. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management. • Create, organize, and complete work orders per company standards in a timely manner. • Prepare vacant apartments and garages for rent by performing turnkey tasks such as cleaning, carpet cleaning, appliance repair, caulking, painting, and repairs. • Train, mentor, and oversee Maintenance Technicians I and II. • Conduct preventative maintenance on apartments. • Inspect grounds and buildings daily to identify maintenance needs. • Maintain an incident- and injury-free safety culture by following AVB safety policies. • Perform hot works (brazing, soldering, welding) in accordance with AVB standards.

AvalonBay is seeking a Lead Maintenance Technician who is a seasoned professional ready to impact apartment home living. The role is designed for someone who thrives on innovation, excels at problem‑solving, and is dedicated to delivering an extraordinary resident experience. Candidates must have at least three years of hands‑on maintenance experience, a valid driver’s license, and the ability to work an on‑call rotation while adhering to safety and policy standards. • Minimum 3 years maintenance experience with HVAC, plumbing, electrical, and general repairs. • Valid driver’s license. • HVAC CFC certification or willingness to obtain. • Availability for on-call rotation schedule. • Strong communication skills for associate and resident customer service. • Ability to read and follow policies, procedures, and safety data sheets. • Knowledge of PPE usage and emergency system shutoffs. • Understanding of paint types and tools.
