About the Role
The Operating Engineer supports operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems on a Tuesday‑Saturday night shift (11 pm‑7 am) with on‑call rotation. This is a Local 94 position that requires existing Local 94 membership. • Supervise and direct contractors under the Chief Engineer’s direction. • Assist in developing and implementing preventive maintenance programs. • Maintain daily work order system (CMMS) and address tenant service requests. • Prepare monthly and quarterly operations and mechanical reports. • Respond to emergencies and communicate effectively with clients and occupants. • Perform general maintenance tasks such as painting, pressure washing, lighting repairs, plumbing, HVAC, water treatment, picture hanging, furniture repair, and locksmith work. • Conduct facility inspections and due‑diligence activities. • Follow all safety procedures and hazardous material handling policies. • Participate in ongoing technical, safety, and operational training.

What You Bring
• 3‑5 years experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry. • Q01 or Q99 license; trade school, union training, military service, or college education preferred. • Universal CFC EPA certification or willingness to obtain it within the first year (JLL assistance). • Leadership or supervisory experience. • Proficiency with Microsoft Office (Word, Outlook, Excel, Teams). • Ability to lift up to 50 lb and work on ladders up to 30 ft; frequent climbing, bending, kneeling. • Strong customer service and communication skills. • Authorized to work in the United States without sponsorship. • AI‑enhanced recruitment process.
