About the Role
The Retail Property Management team at River Ridge in Lynchburg, Virginia is seeking a Facility/Operations Manager to lead the maintenance department. The role focuses on protecting, maintaining, and increasing the value of the owner’s asset through effective operational management and strategic capital planning. Key responsibilities include coordinating all operational aspects of the property, implementing safety and hazard‑control measures, and ensuring compliance with local codes and audit requirements. The manager will develop preventive maintenance programs, oversee contracted services, supervise and train staff, and manage tenant construction and multi‑year capital projects while keeping expenditures within budget. • Oversee maintenance operations to protect and enhance property value. • Implement hazard controls, safety practices, and ensure code compliance. • Develop and execute preventive maintenance and repair programs. • Scope, bid, and manage contracted services such as security, landscaping, and janitorial. • Supervise, train, and schedule a team of at least three employees. • Create multi‑year capital project plans and manage their timely, budget‑constrained execution. • Coordinate tenant construction activities with coordinators, contractors, and tenants. • Monitor performance of in‑house and outsourced services, taking corrective action as needed. • Manage purchase of supplies, equipment, and oversee budget to minimize expenses. • Prepare accurate operating budgets and forecast operational and capital expenses.

What You Bring
Candidates must hold an associate’s degree or comparable technical training and possess solid knowledge of building systems such as HVAC, plumbing, and electrical. At least two years of administrative or technical experience with property systems and two years of supervisory experience are required, with retail or shopping‑mall management experience considered a plus. • Associate’s degree or vocational training in building systems; 2+ years property‑systems experience. • Knowledge of HVAC, plumbing, electrical, and building automation systems. • Minimum two years supervisory experience with demonstrated leadership. • Experience in shopping‑mall or retail property management preferred. • Available for after‑hours, weekend, and holiday emergencies. • On‑site location in Lynchburg, VA; U.S. work authorization required; no visa sponsorship.
