About the Role

The Commercial Manager role on the Lendlease Account will manage two premier Melbourne office towers – One Melbourne Quarter and Two Melbourne Quarter – and offers a clear pathway to General Manager as the portfolio expands. You will work closely with the General Manager, Finance Manager and Operations Team to deliver outstanding experiences for building occupants while overseeing all commercial aspects of these world‑class properties. The role requires proactive tenant communication, partnership with the Customer Relationship Manager and Concierge team, and oversight of leasing, reporting, capital expenditure, rent roll management and debt collection. You will also support budget preparation, asset planning, quarterly reporting, lease administration, invoicing, incentive claims, rent reviews, licence agreements, and maintain strong relationships with building owners. Collaboration includes quarterly income and operating expenditure reforecasts, management of car‑park levies and service recharges, capital expenditure submissions, customer events, Salesforce maintenance, and coordination of annual tenant surveys with action‑plan implementation. • Lead proactive tenant communication across digital walls, portals, and forums • Partner with Customer Relationship Manager and Concierge team to deliver exceptional service • Oversee day‑to‑day operations: leasing, reporting, capital expenditure, rent roll, debt collection • Support budget preparation, outgoings estimates, asset planning, and quarterly reporting • Manage lease administration, monthly invoicing, incentive claims, rent reviews, and licence agreements • Maintain strong relationships with building owners and produce comprehensive quarterly reports • Collaborate on quarterly income and operating expenditure reforecasts • Manage car‑park levies and monthly service recharges • Support capital expenditure submissions and claims processes • Oversee Customer Events Program and relationship management initiatives • Maintain Salesforce platform and develop tailored retention strategies • Coordinate annual customer surveys and implement action plans

What You Bring

• Minimum 5 years in commercial, industrial or retail property management • Strong knowledge of the Melbourne property market • Experience with building operations, service contracts and procurement • Proven people management capabilities • Victorian Agents Representative Licence (essential) • Tertiary qualification in property or related discipline (preferred) • Comprehensive understanding of lease structures, deal analysis and outgoings recovery • Advanced MS Office skills; MRI experience preferred • Outstanding written and verbal communication abilities • Exceptional customer service focus and attention to detail
