About the Role
The Building Condition Assessor II applies established assessment processes and technical standards to evaluate asset condition and identify deficiencies. The role utilizes the RealSuite toolset—including RealAsset, the BCA Mobile app, and Astea for scheduling—and may interface with client Asset Management Information Systems. Collaboration with all BGIS departments ensures an integrated approach to building operations. Key responsibilities include adhering to health, safety, environmental and fire protection regulations; conducting building condition assessments and annual inspections; establishing a strong technical presence on‑site and building relationships with personnel; identifying component and system deficiencies; producing condition reports with cost estimates for repair or replacement; completing project justification forms; and leading scheduling and coordination of site activities. The assessor works closely with Facility and Project Management teams to capture accurate building nuances and historical project data within the BCA system, ensuring seamless integration across account departments. • Ensure compliance with health, safety, environmental and fire protection regulations. • Conduct building condition assessments and annual inspections using RealSuite tools. • Establish a strong technical presence on‑site and build relationships with on‑site personnel. • Identify and evaluate deficiencies in building components and systems. • Prepare detailed condition reports and cost estimates for repairs or replacements. • Complete project justification forms to support prioritization of work. • Lead scheduling and coordination of site activities. • Collaborate with Facility and Project Management to capture accurate building data. • Apply ASTM E2018‑15 and other technical standards in assessments. • Estimate replacement and repair costs for building components and systems.

What You Bring
Candidates should hold a university degree in architecture, civil, mechanical, electrical engineering, building science or a related field, along with 3‑5 years of relevant experience. Membership in EIT or P.Eng is an asset, as is familiarity with ASTM E2018‑15 standards, cost estimating for building components, and broad building‑science knowledge. Strong written communication, proficiency in MS Excel and other software, attention to detail, a valid driver’s license and the ability to travel 50‑70 % are required. • Hold a relevant university degree and 3‑5 years of experience in building assessments. • Possess EIT or P.Eng designation (preferred) and LEED certification as an asset. • Demonstrate proficiency in MS Excel and quickly learn new software applications. • Maintain a valid driver’s license and travel 50‑70 % of the time.
