About the Role
The Maintenance Supervisor oversees all maintenance operations, including service requests, preventative maintenance, staff and vendor management, safety compliance and resident service, working closely with the Community Manager. • Attend onsite daily and coordinate resident and management work orders. • Perform repairs and replacements in common areas and units; inspect property daily for hazards. • Manage maintenance supplies inventory while adhering to budget guidelines. • Implement a preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Maintain a hazard communication program and promote safe work practices. • Participate in unit inspections and provide on‑call emergency response. • Plan and procure resources economically, obtaining vendor bids and addressing service issues. • Supervise, train, schedule and evaluate maintenance staff; conduct daily progress checks and coaching. • Ensure staff meets Asset training benchmarks through ongoing training, counseling and guidance. • Deliver excellent customer service; monitor request turnaround and enforce community policies. • Perform physically demanding tasks, including lifting/moving 100+ lb objects, climbing stairs and ladders, operating power tools, and working in various weather conditions.

What You Bring
• Require High School Diploma or equivalent; EPA & CPO certification mandatory, HVAC knowledge preferred. • Proficient with on‑site software, basic computer skills, and knowledgeable of Fair Housing and OSHA regulations. • Available for overtime, weekends, night on‑call emergencies; reliable transportation required.
