About the Role

Based in Bridgewater, NJ, this salaried exempt role supports Lead Estimators and Preconstruction Managers throughout the preconstruction launch process. Reporting to the Preconstruction Manager or Regional Preconstruction Manager, the position focuses on value engineering, budget controls, constructability reviews, and Target Value Design, ensuring estimates, bids, and Guaranteed Maximum Prices are accurate and backed by current pricing data and subcontractor input. • Collaborate with Preconstruction Managers on estimating throughout the launch phase. • Coordinate trade partner bid lists and procurement for budget pricing. • Lead preconstruction review meetings with owners, architects, and engineers. • Prepare comparative analyses of estimates and communicate variances to stakeholders. • Manage distribution of design documents to ensure trade partner input. • Review design documents, assemble comments, and request additional information. • Conduct site visits to assess existing conditions and capture missing scope. • Perform quantity take‑offs, analyses, and estimates for assigned trades and systems. • Provide pricing for value engineering, alternates, options, and special studies. • Utilize BIM for quantity take‑off and visualization in estimate preparation. • Prepare bid proposal forms, evaluate trade partner input, and identify scope gaps. • Ensure estimates and GMPs reflect current pricing data and subcontractor bids. • Participate in internal estimate review meetings and incorporate feedback. • Coordinate operational input, including GC/GRs, logistics, and building life considerations. • Develop and assemble estimate, bid, or GMP documents for owner submission. • Support or lead lump‑sum bid processes. • Participate in hiring, onboarding, performance feedback, and talent development for direct reports.

What You Bring

The role involves occasional travel and requires the ability to regularly lift up to 20 lb (occasionally up to 50 lb). Physical demands include frequent sitting, computer work, and periodic site visits where exposure to construction hazards, variable noise levels, and environmental conditions may occur. • Bachelor’s degree in Engineering, Construction Management or related field; 8+ years of experience. • Experience in project engineering, field supervision, or purchasing. • Strong knowledge of building construction, materials, systems, market conditions, and trade practices. • Ability to read and interpret contract documents, drawings, specifications, scopes, and schedules. • Expertise in estimating documents and quantitative analysis. • Ability to conceptualize requirements with limited information. • Proven project management skills to meet competing deadlines. • Familiarity with procurement and operations processes. • Supervisory or management experience. • Excellent verbal and written communication skills. • Proficiency in Microsoft Office and estimating software. • Willingness to travel as required.

Compensation is estimated between $116,000 and $171,000 annually.
