About the Role
The Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties, maintaining a clean, safe environment and handling routine assessments, preventive and corrective maintenance, painting, and housekeeping. The role involves responding to emergencies, documenting activities, complying with codes, regulations, and company policies, and completing required safety training and dress code standards. • Perform plumbing, electrical, and HVAC work, including maintenance of heating equipment, chillers, pumps, cooling towers, fan coil units, VAV systems, and air distribution. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers to ensure comfortable building environments. • Conduct preventive maintenance per C&W standards: change filters, clean coils, flush condensers, grease bearings, inspect belts, replace motor bearings, and perform chemical treatment of water systems. • Inspect and repair engine rooms, fan rooms, cooling towers, motors, house pumps, electrical rooms, backup generators, fire pumps, sump and ejector pumps. • Verify and maintain emergency exit signs, lights, and clear access; perform fire and life safety inspections per NFPA and local codes. • Document work activities and report to supervisors; respond promptly to emergencies, equipment failures, and customer concerns. • Follow all applicable codes, regulations, and company directives; adhere to safety practices and complete annual C&W safety training. • Maintain C&W uniform dress code and present a neat appearance on and off duty.

What You Bring
The position works in a professional office setting, requires travel between properties, and may involve shift work, on‑call duties, and extended periods without relief during priority situations. • Demonstrate technical proficiency, initiative, flexibility, multitasking ability, and sense of urgency. • Hold a high school diploma or GED; apprenticeship or trade school graduation preferred. • Possess 5+ years of experience operating mechanical, electrical, and plumbing systems in commercial properties. • Maintain required trade licenses/permits (e.g., Journeyman/Master Electrician, Refrigeration Certificate, Boiler or Steam Operator) and a valid driver’s license. • Use basic computing skills in Outlook, Excel, and Word. • Ability to stoop, stand, climb, lift at least 50 lb, crouch, reach, and install equipment using rigging/lifting devices.
