About the Role

The Assistant Community Manager supports the Community Manager by overseeing daily operations, financial functions, leasing, maintenance and risk management, and steps in as the onsite leader when the manager is absent. • Post and reconcile all resident payments and account receivables accurately and timely. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Ensure budgeted revenues, expenses, and Net Operating Income targets are met. • Perform month‑end closing procedures, generate reports, and maintain organized resident records. • Conduct move‑out walkthroughs, assess charges, and process security‑deposit refunds. • Screen, hire, train, coach and develop onsite staff while enforcing company policies. • Provide ongoing staff training, counseling and performance support to promote harmony and quality. • Oversee leasing activities, from showing units to lease signing, and maintain accurate documentation. • Implement marketing strategies and resident retention programs such as events and newsletters. • Resolve resident complaints and requests to maintain high satisfaction levels. • Manage service‑request response times and ensure timely property maintenance and inspections. • Supervise property appearance, coordinate repairs, and obtain vendor bids to control costs.
