About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to manage staff, vendors, service requests, preventative maintenance, safety compliance, and resident relations. • Attend site daily and coordinate resident and management work orders. • Ensure repairs and replacements for common areas and units; conduct daily inspections to address hazards. • Manage inventory of maintenance supplies within budget and maintain a preventative maintenance program. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Participate in unit inspections, on‑call emergency response, and oversee vendor bids and quality control. • Supervise, train, schedule, and evaluate maintenance staff under the Community Manager’s direction. • Provide daily work progress checks, coaching, and guidance to ensure performance standards. • Foster staff harmony and effective leadership through ongoing training and support. • Deliver excellent customer service, monitor request turnaround, and enforce community policies consistently. • Perform physically demanding tasks, lift 100+ lb objects, work overtime, weekends, and on‑call emergencies; reliable transportation needed.

What You Bring
• Required: High school diploma or equivalent, EPA & CPO certifications; HVAC knowledge desired. • Basic computer skills and familiarity with Fair Housing and OSHA regulations are required.
