About the Role

The Maintenance Supervisor oversees all maintenance operations for the community, working closely with the Community Manager to manage service requests, preventative maintenance, staff, vendors, safety compliance, and resident relations. The role requires daily onsite attendance, coordination of work orders, and supervision of maintenance activities to ensure property upkeep and safety. • Coordinate and respond to resident and management service requests and work orders daily. • Conduct daily inspections of grounds, buildings, and common areas to identify and correct hazardous conditions. • Manage maintenance supply inventory while adhering to budget guidelines. • Implement and maintain a preventative maintenance program and an OSHA‑compliant maintenance shop. • Keep accurate records of service requests, compliance standards, preventive maintenance, and unit make‑ready status. • Supervise, train, schedule, and evaluate maintenance staff, providing ongoing coaching and guidance. • Ensure quality and timely completion of maintenance, construction, and rehabilitation tasks. • Deliver excellent customer service, monitor request turnaround times, and enforce community policies. • Participate in on‑call emergency response and assist with general upkeep of office, common areas, and model units.

What You Bring

Candidates must have a high school diploma or equivalent, EPA and CPO certifications (HVAC knowledge preferred), basic computer skills, and an understanding of Fair Housing and OSHA requirements. Reliable transportation is required for on‑call emergencies, and the position demands physical ability to handle heavy objects, work in confined spaces, and be available for overtime, weekends, and night shifts.
