About the Role

The Assistant Community Manager supports the Community Manager by overseeing daily operations and financial functions, handling rent delinquency and collections, managing personnel, leasing, maintenance, risk, and ensuring compliance with company policies, safety, and fair‑housing guidelines. • Post all payments and income accurately and timely. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and file evictions. • Help the property meet budgeted revenue, expenses, and net operating income. • Post resident charges and utility bill‑backs. • Complete month‑end closing procedures and reporting. • Maintain organized resident records and audit files. • Walk units, post move‑out charges, and process security‑deposit refunds. • Attend on‑site daily and supervise staff attendance. • Screen, hire, train, coach, and develop onsite staff per company directives. • Provide ongoing training, counseling, and guidance to ensure compliance. • Promote staff harmony and high performance through effective leadership. • Enforce company policies and procedures consistently. • Ensure leasing techniques close deals and maintain accurate documentation. • Implement marketing strategies دہشت from the annual plan. • Address resident complaints and requests to maintain satisfaction. • Develop and execute resident retention programs (events, promotions, newsletters). • Show, lease, and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request turnaround. • Conduct regular property inspections to maintain appearance and timely repairs. • Assist in supervising all business functions related to operations. • Manage property resources, equipment, and supplies cost‑effectively, including vendor bidding.
