About the Role
The Lead Operating Engineer is responsible for ensuring efficient operation and maintenance of mechanical, electrical, and plumbing systems at the assigned facility. This role often functions without an on‑site Chief Engineer and may be the sole engineering presence, occasionally supervising maintenance personnel depending on the site's size and complexity. Daily duties include overseeing system performance, directing preventive maintenance activities, and coordinating repairs. The engineer also manages inventory, works with external contractors, and ensures rapid response to emergencies such as fire, equipment failures, or evacuation events. Detailed monthly reports keep management informed of building operations. • Perform daily operation and maintenance of mechanical, electrical, and plumbing systems. • Supervise and assign tasks to maintenance staff when applicable. • Execute preventive maintenance tasks such as filter changes, lubrication, and bearing replacements. • Recommend and continuously improve preventive maintenance programs. • Develop and maintain building‑specific maintenance procedures. • Coordinate maintenance activities with external contractors and technicians. • Manage inventory and control stock of parts and supplies. • Respond promptly to emergencies and customer concerns. • Compile and submit monthly reports on building operations to management. • Maintain appropriate trade licenses (e.g., Journeyman, Master Electrician) and EPA Section 608 certification.

What You Bring
Key competencies required are strong communication, organizational, technical, decision‑making, and problem‑solving abilities. A high school diploma or GED is mandatory, with trade school or apprenticeship training preferred, and a minimum of five years’ experience operating commercial MEP systems. The position requires appropriate trade licenses (e.g., Journeyman or Master Electrician), EPA Section 608 certification for refrigerants, and a valid driver’s license. Familiarity with HVAC, boilers, pumps, energy management systems, and basic computer applications such as Outlook, Excel, and Word is essential. • Complete required C&W safety training and adhere to the uniform dress code. • Demonstrate effective oral and written communication skills. • Apply strong organizational, technical, decision‑making, and problem‑solving abilities. • Hold a high school diploma or GED; trade school or apprenticeship preferred. • Possess at least 5 years of commercial mechanical, electrical, and plumbing operating experience. • Keep a valid driver’s license with a good driving record. • Proficient in Outlook, Excel, and Word; knowledgeable in HVAC, boilers, pumps, and energy management systems. • Able to lift 50 lb, climb, stoop, and work in various weather conditions. • Available for shift work, on‑call duties, and extended overtime as needed.
