About the Role
The Technician is responsible for maintaining, troubleshooting, and repairing all building operating systems across multiple locations, and must be available for after‑hour emergency calls. Key duties include performing preventive maintenance and minor repairs on mechanical, electrical, HVAC, and plumbing systems; conducting regular lubrication, adjustment, cleaning, and consumable‑part replacement; and responding to safety, plumbing, mechanical, electrical, and environmental service requests. The Technician also maintains detailed maintenance logs and work‑order records, coordinates approvals with contractors, tenants, and management, and ensures building safety and continuous operation by following written procedures and keeping organized files. • Perform preventive maintenance and minor repairs on mechanical, electrical, HVAC, and plumbing systems • Conduct lubrication, adjustment, cleaning, and consumable‑part replacement • Respond to safety, plumbing, mechanical, electrical, and environmental service requests • Maintain maintenance logs and work‑order records using software • Coordinate approvals with contractors, tenants, and management • Ensure building safety and continuous operation per written procedures • Keep organized files and documentation • Painting of walls, ceilings, doors, and trim

What You Bring
Candidates must have at least five years of relevant experience and possess basic skills in electrical work, light carpentry, sheetrock repair, plumbing, HVAC troubleshooting, door repairs, leak detection, and painting, along with exceptional customer service, time‑management, and the ability to anticipate upcoming work orders. They should demonstrate the ability to handle multiple projects while upholding FMM’s core values of Quality, Teamwork, Integrity, Safety, and Versatility. • Minimum 5 years of relevant experience • Basic electrical work (receptacles, lighting, breaker resets) • Light carpentry (trim, studs, flooring) • Sheetrock repair and finishing • Light plumbing (under‑sink, faucets, water heaters, leak repairs) • Basic HVAC troubleshooting and preventive maintenance • Leak detection in windows, doors, metal and shingle roofs • Exceptional customer service skills • Strong time‑management and ability to anticipate upcoming work orders • High school diploma • Proficient with computer, email, and text applications • Ability to lift up to 15 lb • Pass Fit for Duty screening
