About the Role
The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for a property. The role requires daily onsite attendance, showing and leasing units, qualifying prospects, completing paperwork, and ensuring resident satisfaction. Key duties include generating leads, conducting tours, maintaining model units, and following up to close leases while tracking prospect traffic and responding to leads within 24 hours. The consultant also assists with lease audits, unit walkthroughs, turnover processes, and performs various administrative tasks as needed. Marketing responsibilities involve executing the annual marketing plan, conducting ongoing market surveys, maintaining product knowledge of the property and competition, and producing weekly market reports. Resident‑retention activities include organizing community events, special promotions, and newsletters. The consultant must deliver excellent customer service, monitor service‑request turnaround times, project a favorable community image, enforce policies delegated by the supervisor, and ensure consistent resident interactions. • Show, lease, and move in prospective residents; qualify applicants and sign leases. • Generate leads, conduct tours, maintain model units, and follow up to close leases. • Complete leasing paperwork and assist with lease audits, unit walkthroughs, and turnover processes. • Maintain prospect traffic data and respond to leads within 24 hours. • Use sales and marketing strategies to increase property traffic and achieve leasing goals. • Handle resident complaints, concerns, and requests to ensure satisfaction. • Assist in resident retention programs such as events, promotions, and newsletters. • Contribute to the upkeep and cleaning of office, common areas, and model units. • Implement the annual marketing plan, conduct market surveys, and produce weekly market reports. • Provide excellent customer service and monitor service request response times. • Enforce community policies as delegated by the supervisor. • Perform physical tasks including climbing ladders or stairs and lifting objects up to 25 lb. • Work overtime, weekends, nights, and in varied weather and temperature conditions.

What You Bring
Preferred experience includes familiarity with affordable‑housing programs such as LIHTC, HUD Project‑Based Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development, HCD, and HOME funds. Required qualifications are a high‑school diploma or equivalent, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. Physical demands include frequent climbing ladders or stairs, lifting objects up to 25 lb, and the ability to work overtime, weekends, nights, and in varied weather conditions. • Require high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA.
