About the Role
The Land Development Manager leads the division’s land development program, directing activities such as roadway construction, water and sewer installation, earthwork, landscaping, irrigation, vertical construction, and public‑utility coordination to ensure projects are completed on schedule and to zero‑defect standards. This role works closely with Area Construction Managers and the Director of Construction, maintains strong relationships with jurisdictional entities, and requires regular on‑site presence, extensive driving, and the physical ability to handle construction‑site tasks and equipment. • Deliver new projects on time using schedules, contracts, budgets, and compliance reports. • Collaborate with Area Construction Managers and the Director of Construction to ready home sites. • Create and value‑engineer development budgets during entitlement. • Build and maintain relationships with jurisdictional entities to protect land use rights. • Oversee projects from permit approval through construction, plat recording, certification, and turnover. • Manage field operations including erosion control, grading, utilities, paving, sidewalks, landscaping, hardscaping, amenities, and as‑built documentation. • Conduct HOA management duties such as quarterly meetings, budget analysis, and common‑area improvements. • Maintain bond guarantees and retrieve guaranty documents for the division. • Coordinate delivery of amenity centers, common entry landscaping, and marketing windows with all departments. • Ensure Stormwater Pollution Prevention Plan (SWPPP) compliance and documentation. • Review and reconcile development budgets with the Director of Development regularly.

What You Bring
• Hold a high school diploma (required) and preferably a bachelor’s degree in construction management or engineering. • Possess at least five years of land‑development experience and strong computer literacy (word processing, spreadsheets, scheduling, data management). • Maintain a valid driver’s license, good driving record, and auto‑insurance coverage; be able to work >8 hours daily and lift equipment up to 50 lb.
