About the Role

In this role you will ensure the safety, comfort, and functionality of properties by diagnosing issues, performing timely repairs, and maintaining overall physical condition. You will also coordinate work orders, prepare vacant units for occupancy, and lead preventive‑maintenance activities across the community. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features, and waste‑management systems. • Create, organize, and complete work orders and maintenance tasks in line with company standards and timelines. • Prepare vacant apartments and garages for rent‑ready occupancy, including cleaning, carpet cleaning, appliance repair, caulking, painting, and general repairs. • Train, mentor, and oversee Maintenance Technicians I and II on projects and daily tasks. • Conduct preventative maintenance (PM) for apartments. • Inspect grounds and buildings daily to identify maintenance needs. • Maintain an incident‑ and injury‑free safety culture by following all AVB safety policies and procedures. • Perform hot‑work activities such as brazing, soldering, and welding in accordance with AVB standards. • Participate in an on‑call rotation schedule each month. • Communicate effectively with associates and residents to deliver customer service. • Read and apply policies and procedures, including key control, apartment turnover, and emergency protocols. • Identify and safely handle cleaning chemicals and understand Hazard Communication SDS requirements.

What You Bring

The position seeks a seasoned maintenance professional who thrives on innovation, problem‑solving, and elevating apartment‑home living. You will be a pivotal force in redefining style, comfort, and overall resident satisfaction. Candidates must have at least three years of maintenance experience covering HVAC, plumbing, electrical, and general repairs, a valid driver’s license, EPA certification (Universal or Type I and II), and the ability to work an on‑call rotation. Strong communication, policy comprehension, chemical‑safety knowledge, PPE usage, emergency‑system awareness, and paint‑tool expertise are also required. • Possess 3+ years of maintenance experience with HVAC, plumbing, electrical, and general repair skills. • Hold a valid driver’s license and required EPA certification (Universal or Type I & II). • Use personal protective equipment (PPE) correctly and consistently. • Understand basic emergency system shutoffs, locations, and operational sequences. • Demonstrate knowledge of paint types and appropriate painting tools.
