About the Role
The Maintenance Technician supports property maintenance, handling corrective, preventative, routine, emergency and cosmetic work, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community site daily. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform necessary repairs and replacements in common areas and units. • Schedule and execute maintenance/repair turn events. • Clean exterior areas daily, including grounds, breezeways, and common spaces. • Conduct swimming pool maintenance, cleaning, and maintain chemical logs. • Inspect grounds, buildings, and features daily to identify and correct hazards. • Maintain the preventative maintenance program to extend property life and reduce future repairs. • Follow Asset Living policies and safety standards, including OSHA guidelines. • Keep the maintenance shop organized, stocked, and safe. • Assist the Maintenance Supervisor with the hazard communications program and promote safe work practices. • Participate in unit inspections as needed. • Monitor inventory of equipment and supplies. • Record service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Perform general upkeep and cleaning of office, common areas, and model unit. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response. • Use property resources, equipment, and supplies efficiently. • Complete additional tasks assigned by the Maintenance Supervisor or Community Manager. • Deliver excellent customer service, monitoring request turnaround and responsiveness. • Represent the community positively to achieve property objectives and public recognition. • Ensure consistent resident interactions and enforce delegated community policies.

What You Bring
The role requires a high school diploma or equivalent, basic computer skills, knowledge of Fair Housing and OSHA regulations, and the ability to perform physically demanding tasks such as lifting 100 lb objects, climbing ladders, working in confined spaces, and being on‑call for emergencies, with reliable transportation required.

Benefits
Compensation ranges from $23 to $27 per hour, plus a total rewards package that includes medical, dental, vision, life, disability, 401(k) matching, paid sick days, holidays, and potential commission or performance bonuses.
