About the Role
The Land Development Manager leads the division’s land development program, overseeing roadway construction, water and sewer installation, earthwork, landscaping, irrigation, and coordination with public utilities. This role ensures projects are delivered on time and within budget by managing schedules, contracts, environmental studies, and permit compliance. Collaboration with Area Construction Managers and the Director of Construction is essential to deliver ready‑to‑build home sites. The manager also handles HOA management, bond maintenance, and SWPPP compliance. • Deliver new land development projects on schedule using construction plans, budgets, and permit compliance. • Coordinate with Area Construction Managers and Director of Construction to prepare ready‑to‑build home sites. • Create and manage development budgets, value‑engineer designs, and maintain relationships with jurisdictional entities. • Oversee field operations including erosion control, grading, utilities, paving, landscaping, amenities, and post‑construction certifications. • Manage HOA functions such as quarterly meetings, budget analysis, and common‑area improvements. • Ensure SWPPP compliance and maintain bond guaranty documentation. • Review and reconcile project budgets with the Director of Development.

What You Bring
• Minimum high school diploma required; Bachelor’s degree in construction management, civil engineering, or related field preferred. • At least 3 years of off‑site land development experience; proficient in MS Office, Adobe Acrobat, and SmartSheets scheduling. • Valid driver’s license, good driving record, and auto insurance coverage required. • Ability to work >8 hours daily on construction sites, lift 50 lb, climb stairs and ladders, and operate equipment as needed.

Compensation for this position ranges from $66,560 to $122,533 annually, with eligibility for bonuses and commissions based on performance and business factors. Salary adjustments consider qualifications, geographic pay differentials, and operational considerations.
