About the Role
The Maintenance Technician reports to the Maintenance Supervisor and Community Manager and is responsible for executing corrective, preventative, routine, emergency and cosmetic maintenance across community common areas, buildings and units. The role also supports the make‑ready process, pool maintenance, daily inspections, inventory control, safety compliance, and on‑call emergency response. • Respond promptly to resident and management requests and work orders for common areas, buildings, and units. • Perform regular, preventative, corrective, emergency, and cosmetic maintenance, including swimming pool upkeep and chemical logging. • Assist with make‑ready and turn‑over events, ensuring units and common areas are repaired and cleaned. • Maintain a well‑stocked maintenance shop and adhere to safety standards, OSHA guidelines, and hazard communication programs. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazards. • Keep accurate records of service requests, preventative maintenance, EPA/OSHA compliance, and make‑ready status. • Participate in on‑call emergency coverage and report community rule violations to supervisors. • Provide excellent customer service, monitor service request turnaround, and enforce community policies. • Assist with inventory monitoring and ordering of equipment and supplies as needed. • Support general upkeep of office, common areas, and model units. • Maintain reliable transportation for on‑call emergency duties.

What You Bring
Candidates must have a high school diploma or equivalent, basic computer proficiency, and knowledge of Fair Housing and OSHA regulations. The position requires physical ability to lift 100+ lb, climb ladders, work in confined spaces and outdoors in varied weather, as well as reliable transportation for emergency calls. Compensation ranges from $18‑$20 per hour plus a comprehensive benefits package, 401(k) match, and performance bonuses. • Possess a high school diploma or equivalent with basic computer skills. • Demonstrate knowledge of Fair Housing Laws and OSHA requirements. • Ability to lift 100+ lb, climb ladders, work in confined spaces, and operate in varied weather conditions.
