About the Role
The role involves daily operation and maintenance of the site’s steam boilers, water chillers, and air compressors to ensure optimal performance. Responsibilities also include scheduled HVAC equipment maintenance, troubleshooting, repairs, and managing the site’s steam and chilled water chemical treatment program in partnership with the contracted water‑treatment provider. • Operate and maintain site steam boilers, water chillers, and air compressors. • Perform scheduled HVAC maintenance, troubleshoot and repair equipment. • Manage steam and chilled water chemical treatment program with contractor. • Use the building management system (BMS) to monitor equipment, perform manual overrides, and initiate backups or shutdowns. • Identify and address equipment failures, hazards, and needed adjustments. • Diagnose HVAC system issues, replace defective parts, re‑assemble, and test for proper operation. • Conduct preventive maintenance (filters, belts, lubrication) per the computerized maintenance management program. • Read and interpret facility drawings and schematics for HVAC systems. • Test boiler and cooling‑tower water quality and maintain chemical inventory. • Coordinate with external vendors and in‑house trades to resolve equipment problems. • Maintain accurate equipment logs, records, and timesheets. • Follow lock‑out/tag‑out safety procedures in compliance with OSHA 1910.147. • Operate a boomed manlift (e.g., JLG, Genie) when required.

What You Bring
Candidates must hold a valid driver’s license and possess strong communication skills to function effectively within the facility service team. Desired qualifications include a stationary engineer’s license, EPA refrigerant certification, and NYSDEC 7G pesticide certification, as well as at least one year of experience in a commercial/industrial boiler or chiller environment. Familiarity with lock‑out/tag‑out procedures and the ability to operate a boomed manlift are also advantageous. • Hold a valid driver’s license; stationary engineer, EPA refrigerant, and NYSDEC pesticide certifications are desirable. • Minimum of one year experience in commercial/industrial boiler or chiller settings preferred. • Demonstrate effective communication and teamwork within a facility service environment.

Benefits
The position works under normal conditions without hazardous elements and offers a base salary ranging from $66,560 to $79,040, plus a competitive benefits package and potential discretionary bonuses or long‑term incentives. Compensation is individualized based on skills, experience, education, and relevant licenses or certifications.
