About the Role

The Community Manager oversees all operations of a housing community, reporting to the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management functions. The on‑site leader ensures compliance with Asset Living policies, safety standards, and fair‑housing guidelines. Personnel duties require daily on‑site attendance, consistent hiring, training, coaching, and development of staff. The manager creates weekly schedules, addresses performance issues, and promotes a harmonious work environment while enforcing company policies. Financial management focuses on maximizing net operating income through cost control and revenue enhancement, developing annual budgets, monitoring rent collections, and overseeing vendor invoicing and financial close‑out reporting. Leasing responsibilities include developing a yearly marketing plan, executing effective leasing techniques, handling resident complaints, and implementing retention programs such as events and newsletters. The manager also shows units, processes leases, and coordinates move‑ins. Administrative and maintenance oversight ensures accurate reporting, leads the property’s emergency response team, and monitors customer service and maintenance turnaround. The manager maintains property appearance, manages resources and vendor contracts, and directs construction and rehabilitation activities. • Supervise on‑site staff, handling hiring, training, scheduling, and performance management. • Drive financial performance by creating budgets, monitoring rent collection, controlling costs, and preparing financial reports. • Lead leasing activities, develop marketing plans, show units, process applications, and implement resident retention programs. • Oversee property maintenance, emergency response, and ensure timely repairs and property appearance. • Ensure compliance with Asset Living policies, Fair Housing laws, OSHA standards, and risk management procedures. • Maintain accurate administrative reporting and documentation for leasing and finance. • Provide reliable transportation for on‑call emergencies.

What You Bring

Education requirements include a high‑school diploma or equivalent, with a bachelor’s degree preferred or relevant housing industry experience. Preferred certifications are Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM). Candidates must be proficient with on‑site software and possess basic knowledge of Fair Housing and OSHA regulations. The role demands regular communication, prolonged standing or sitting, frequent movement, and occasional climbing of ladders or stairs. Physical tasks may involve lifting up to 25 lb, operating tools or vehicles, and working in extreme temperatures or hazardous conditions. Reliable transportation is required for on‑call emergencies. • Possess high school diploma (Bachelor’s preferred) and relevant housing industry experience; CAM or ARM certification preferred. • Demonstrate proficiency with on‑site software, basic computer skills, and knowledge of Fair Housing and OSHA. • Meet physical demands such as standing, lifting up to 25 lb, climbing ladders, and working in varied weather conditions.
