About the Role
The Maintenance Technician supports the property’s maintenance program, handling corrective, preventive, routine, emergency and cosmetic work under the supervision of the Maintenance Supervisor and Community Manager. The role also includes the make‑ready process for units and ensures that community common areas are well‑maintained. • Respond promptly to resident and management service requests for common areas, buildings, and units. • Perform repairs, replacements, and cosmetic maintenance as needed. • Assist in scheduling and executing maintenance for unit turn (make‑ready) events. • Maintain cleanliness of exterior grounds, breezeways, and shared spaces. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect daily for hazardous conditions and address liability concerns. • Execute preventative maintenance to extend asset lifespan and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and report findings to supervisors. • Monitor inventory of equipment and supplies, notifying the supervisor as needed. • Document service requests, EPA/OSHA compliance, preventative tasks, and make‑ready status. • Perform general upkeep of office, common areas, and model units. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Be available for on‑call emergency response at the community. • Utilize property resources, equipment, and supplies efficiently and economically. • Provide excellent customer service, tracking response times and request turnaround. • Enforce community policies as delegated by the immediate supervisor.

What You Bring
Applicants need a high‑school diploma or equivalent, basic computer skills and knowledge of Fair Housing and OSHA regulations. The position requires physical stamina to lift 100 lb objects, climb ladders, work in confined spaces, and be available for overtime, weekends and on‑call emergencies. Compensation ranges from $20 to $21 per hour plus a total rewards package that includes medical, dental, vision, life, disability, 401(k) matching, paid sick days, holidays and performance bonuses.
