About the Role
The Community Manager reports to the Regional Manager and is accountable for the full‑cycle operation of an assigned housing community, including personnel, leasing, maintenance, finance, administration and risk management. This on‑site leader ensures that the property operates in compliance with Asset Living policies, safety standards and fair‑housing regulations. • Recruit, train, coach, and supervise on‑site staff, ensuring adherence to company policies and addressing performance issues. • Create and manage weekly staff schedules and maintain daily on‑site attendance. • Develop and monitor annual operating budgets, control costs, and maximize net operating income. • Oversee rent collections, deposits, vendor invoicing, and ensure accurate financial reporting and timely property closeout. • Design and execute yearly marketing and leasing plans, drive resident acquisition, and manage lease documentation. • Address resident complaints, implement retention programs, and maintain high resident satisfaction. • Supervise administrative and leasing reporting to ensure timely and accurate submissions. • Lead emergency response teams and coordinate property emergency handling according to guidelines. • Monitor maintenance requests, conduct property inspections, and ensure timely repairs and upkeep. • Manage vendor relationships, obtain competitive bids, and control resources, equipment, and supplies efficiently. • Maintain reliable transportation to fulfill on‑call emergency responsibilities.

What You Bring
Candidates must have at least a high school diploma; a bachelor’s degree or four years of housing‑industry experience is preferred, and certifications such as CAM or ARM are advantageous. The role requires basic computer proficiency, knowledge of Fair Housing and OSHA, reliable transportation for on‑call emergencies, and the ability to perform physical tasks such as inspections and handling equipment up to 25 lbs. Compensation ranges from $70,000 to $75,000 annually and includes a comprehensive benefits package, 401(k) matching, and potential performance bonuses. • Hold a high school diploma (Bachelor’s degree preferred) and possess four years of housing‑industry experience or relevant certifications (CAM/ARM). • Demonstrate proficiency with on‑site software, basic computer skills, and knowledge of Fair Housing and OSHA regulations.
