About the Role
The Operating Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for assigned properties. Duties include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, and handling preventive and corrective maintenance, painting, and housekeeping. Key responsibilities include performing all plumbing, electrical, and HVAC work; maintaining heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV and air distribution systems; and monitoring and adjusting mechanical/pneumatic equipment, control gauges, valves, thermostats, and diffusers to provide comfortable building environments. The role also involves verifying field conditions, executing necessary repairs, conducting preventive maintenance per C&W standards, inspecting engine rooms, generators, fire pumps, and related equipment, maintaining lighting and signage, performing fire and life safety inspections, documenting activities, and responding promptly to emergencies while complying with all codes and company directives. • Ensure efficient operation and maintenance of mechanical, electrical, and plumbing systems. • Perform preventive and corrective maintenance, including rounds, assessments, painting, and housekeeping. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, control gauges, valves, thermostats, and diffusers. • Verify field conditions and execute necessary repairs or adjustments. • Conduct preventive maintenance per C&W standards (filter changes, coil cleaning, bearing lubrication, belt inspections, chemical treatment monitoring). • Inspect engine rooms, fan rooms, cooling towers, generators, fire pumps, sump pumps, and related equipment. • Replace lamps, light fixtures, and signage; ensure emergency exit signs and lights are functional and clear. • Perform fire and life safety inspections in accordance with NFPA and local codes. • Document and report activities to supervisor; respond promptly to emergencies. • Comply with all applicable codes, regulations, company directives, and safe work practices. • Complete annual C&W safety training and adhere to uniform dress code.

What You Bring
Education requirements consist of a High School Diploma or GED, with a preference for graduates of an apprenticeship program or trade school. Candidates must have at least three years of experience operating mechanical, electrical, and plumbing systems in commercial property settings. The employee must complete required C&W safety training annually, adhere to the uniform dress code, and maintain a neat appearance both on and off the property. Additional eligibility qualifications include appropriate trade licenses (e.g., Journeyman or Master Electrician, Refrigeration Certificate, Boiler License), a valid driver’s license, basic computing skills in Outlook, Excel, and Word, and comprehensive knowledge of HVAC, boilers, pumps, refrigerant systems, energy management, and overall building system operations. The engineer may be the sole maintenance staff on duty, requiring extended shifts, on‑call duties, and the ability to work without immediate relief. The work environment combines a professional office setting with standard equipment such as computers and phones, and regularly requires travel between properties in varying weather conditions. Physical demands include stooping, standing, climbing, and lifting a minimum of 50 lb of equipment, as well as crouching, reaching, and moving between departments and floors. Clear communication, reading of technical documents, and adequate visual acuity are also required. • Hold appropriate trade licenses (Journeyman/Master Electrician, Refrigeration, Boiler, etc.) and a valid driver’s license. • Demonstrate basic computer skills (Outlook, Excel, Word) and knowledge of HVAC, boilers, pumps, and energy management. • Lift at least 50 lb, climb, stoop, crouch, and work in various weather conditions. • Available for shift work, extended periods, and on‑call duties as required.
